Fall 2018 AIA Contract Documents Release
AIA Contract Documents are reviewed and updated based on industry trends and important court decisions. The October 2018 release includes 13 new and revised AIA forms and contracts. Once the 2018 documents are released, the previous editions of the documents can continue to be used for up to 18 months.
Major changes include:
Master Agreements
- The updated Master Agreements now align with the 2017 core document updates.
- A new A421–2018 Contractor/Subcontractor Master Agreement allows the contractor and subcontractor to agree to a predefined set of terms and conditions that will apply to multiple scopes of Work (new A422-2018).
C101–2018, Joint Venture Agreement for Professional Services
- Joint Venture agreements are somewhat complicated arrangements and having a viable framework to start from will save time.
A701–2018, Instructions to Bidders
- Proposed Contract Documents are enumerated in greater detail.
- Now includes designation of Bidding Documents in electronic form or paper copy.
C402–2018, Standard Form of Agreement Between Architect and Consultant for Special Services
- Replaces AIA Document C727™– 1992.
- This document now “flows down” both the copyrights and licenses and payment provisions of the prime agreement.
- Agreement terminates one year from the date of Substantial Completion, unless otherwise stated.
- Mediation was added as a condition precedent to binding dispute resolution.
